Ayios Theothoros is located in the south of Cyprus, to the west of Larnaca.

The immediate vicinity is characterised by a quiet, pleasant and relaxing environment with scattered vegetation and extensive views to the countryside and the sea. There are sporadic residential developments in the area and in particular the region along the coast is attracting considerable demand from a number of developers and entrepreneurs for the erection of tourist and residential complexes at high standards. The climate of the area is typical Mediterranean, mild in winter and hot in summer.

 

This piece of land is next to another smaller one (PLEASE CHECK Ref.No. AT479JFS).

 

Both pieces are joined together and are approximately 150 meters from the sea. The land is on a small incline with magnificent views overlooking the Mediterranean sea. Access to the land is obtained via a road that is connected to a newly constructed coastal highway commencing from the city of Larnaca and Larnaca International Airport then terminating at Zigi Village.

The larger piece (Deed No: 599) is 10,370 square meters and it is in tourist zone T2B with 20% permitted building density.

The smaller piece (Deed No: 479) is 1,550 square meters and it is in tourist zone T3B with 30% permitted building density. The smaller piece also benefits from access via a private road at the front. There is also the possibility to purchase the neighbouring pieces which surround our two pieces of land as these are also for sale. This would be suitable for the development of a large project.

The combined area of both pieces of land is 11,920 square meters.
